Where it is

The association area on the county’s map covers about 1,100 acres, stretching about 2.5 miles south from the Duval County line, and from near A1A west to the edge of the marsh. Its main road is Marsh Landing Parkway, which meets A1A at the north end, by Butler Boulevard. Inside, homes sit on fingers of land between the marsh, ponds and golf fairways. The whole area is in ZIP code 32082.

St. Johns County’s address records list about 1,040 residential addresses, all of them houses. Marsh Landing is outside the Ponte Vedra Zoning District, so the county’s own Land Development Code applies, and a small part falls in the county’s Palm Valley Overlay District, which adds landscaping, buffer and design standards.

The Census Bureau does not count Marsh Landing on its own. It sits inside the larger Palm Valley census-designated place; see our Palm Valley guide for those figures.
