The Ponte Vedra Boulevard area is the oceanfront north end of Ponte Vedra Beach, from the Duval County line south to Sawgrass. It is the northern part of the Ponte Vedra Zoning District, which St. Johns County maps as its own zoning area, and OpenStreetMap places its “Ponte Vedra Beach” community marker here. Like the rest of Ponte Vedra Beach it is unincorporated: St. Johns County, not a city, governs it. The county’s district map (PDF) shows whether a property is inside; permits are in our building permits guide.

Where it is

The Ponte Vedra Zoning District Regulations cover a dependent district that the Legislature created in 1965 and recodified in 2005. The county commission adopts its zoning rules, and a Ponte Vedra Zoning and Adjustment Board, appointed from district residents, reviews requests inside it. The district has its own nine zoning classes, from R-1-A single-family to R-5 utility.

The district runs as a coastal strip from the Duval County line south past Sawgrass. This guide covers the part north of the Census Bureau’s Sawgrass area, near Corona Road. On the county’s map it takes in about 1,176 acres, mostly between State Road A1A and the ocean, and about 1,300 residential addresses, almost all of them houses; 28 are condos.

Main streets are Ponte Vedra Boulevard (County Road 203) along the ocean, San Juan Drive, Pablo Road, Solana Road and Corona Road. The whole area is in ZIP code 32082.

About 72% of the addresses are also inside the Ponte Vedra Beach Municipal Service District, tax district 301 on the county’s bill. Its total 2025 millage was 13.7150, compared with 13.4686 in the rest of unincorporated St. Johns County. Our property taxes guide breaks down the rate.
