When the bill comes and when it is due
The Tax Collector mails bills on or around Nov. 1, one for each property you own. The bill covers Jan. 1 to Dec. 31 of the tax year. Early payment discounts:
| Pay in | Discount |
|---|---|
| November | 4% |
| December | 3% |
| January | 2% |
| February | 1% |
| March (by March 31) | none, full amount |
Payments must be postmarked by March 31 or delivered in person. On April 1, unpaid taxes become delinquent and 3% interest plus an advertising charge are added. If they are still unpaid, the Tax Collector sells a tax certificate, a lien on the property, on or before June 1.
If your mortgage company pays through escrow, you will get a copy marked “THIS IS NOT A BILL.” New owners are responsible for the full year’s bill; the seller’s share is usually credited on the closing statement, not paid to the Tax Collector.
Installment plan: owners with an estimated bill over $100 can pay in four installments. Apply to the Tax Collector by April 30 for the following tax year; the installment application is on its site.
The tax rate in Ponte Vedra Beach
Ponte Vedra Beach has no city government, so there is no city tax. Properties in the Ponte Vedra Municipal Service District (tax district 301 on the Tax Collector’s sheet) had a total 2025 millage of 13.7150 mills, or about $13.72 for every $1,000 of taxable value. A home with a $400,000 taxable value would owe about $5,486 in property taxes before any non-ad valorem charges. Unincorporated addresses outside the district (tax district 300) paid 13.4686 mills.
Where the money goes
Some neighborhoods carry extra lines. The sheet lists a South Ponte Vedra Boulevard dune and beach restoration unit at 2 mills, and many newer subdivisions sit in community development districts that add their own assessments. Your bill shows exactly which apply.
Separate non-ad valorem assessments appear on the same bill, including the county’s solid waste charge that pays for weekly trash, recycling and yard waste pickup.
The 2026 rates
The St. Johns County Board of County Commissioners adopted a $1.9 billion fiscal 2027 budget with a flat millage rate at its Sept. 15 hearing, the county said. The School Board and other taxing authorities set their own rates; the November bill shows the final figures for each.
Amendment 3, the property tax amendment on the Nov. 3 ballot, passed statewide with 61.98%, the Florida Division of Elections’ unofficial results show. It raises the non-school homestead exemption from Jan. 1, 2027, so the first bills it affects go out in November 2027. The county has posted state estimates of the revenue effect at sjcfl.us/amendment-3. Our Amendment 3 story has the details.
Homestead exemption
If the home is your permanent residence on Jan. 1, you may qualify for the homestead exemption, which can cut the taxable value by as much as $50,000, the Florida Department of Revenue says. It also brings the Save Our Homes cap: after the first year, the assessed value cannot rise more than 3% a year or the change in the Consumer Price Index, whichever is less. Homeowners moving within Florida may be able to “port” part of that saving to the new home.
Deadline: March 1. Apply with the St. Johns County Property Appraiser. In 2026 the office approved 8,287 new homestead applications, the county said.
How to appeal your value
Each August the Property Appraiser mails a TRIM notice (Truth in Millage) showing your market, assessed and taxable value and the proposed rates. The 2026 notices went out Aug. 17.
- Call the Property Appraiser first, 904-827-5500, to ask for an informal review.
- If that does not settle it, file a petition with the Value Adjustment Board within 25 days of the TRIM mailing. For 2026 the deadline was Sept. 11. Petitions are filed online with the Clerk of Court.
- The filing fee is $50 for a single parcel and $15 for a portability petition. It is waived for a denied, timely filed homestead exemption.
A late petition must include a written statement of good cause. Petitions over a denied exemption are due within 30 days of the denial notice.
What this means for you
- Pay in November to save 4%, or let escrow handle it.
- File for homestead by March 1 if you moved in this year.
- Read your TRIM notice each August; the appeal window is only 25 days.
