What the numbers measure
The Zillow Home Value Index is an estimate of the typical value of single-family homes and condos in the middle third of the market. It is smoothed and seasonally adjusted. It is not a sale price and not a median of sales. Zillow revises past months as new data comes in, so August’s figure has moved slightly since it was first published.
